Permanent Rentals

References assist greatly and will generally be required. This is a legally binding written contract between you and a property landlord.  It is a lease. Make sure you read it carefully and ask any questions. A bond is a separate payment to rent.It is money that acts as security for the landlord or owner in case you don’t meet the terms of your lease agreement.At the end of your agreement if the property is in need of cleaning or repairs or if items need to be replaced the landlord or owner may claim some or all of the bond.You cannot use any part of the bond as rent – so, when you are moving out, you cannot ask the landlord to keep your bond as final rent payment.
A condition report is a document given to your tenants at the beginning of their tenancy that records the general state of repair and condition of the property including fittings and fixtures. The report is used as a reference point when tenants move out of the property.
Tenancy databases hold information about tenants includingIf you have vacated owing an amount of more than the rental bond for a breach that is still outstandingThe tribunal has made an order terminating the agreement because of something you have done wrong.The information recorded on at database will identify the reason for the listing in an accurate and complete way?

Your property manager will carry out periodic inspections of your investment property to ensure it is being well cared for and any routine repairs are being made. These are usually performed 3 times a year.This inspection looks for:The lease terms are being adhered to – no drugs  etc :)The property and grounds is being maintained in a clean and tidy condition.The property is not being damaged.There are no more than the number of people specified on the tenancy agreement living at the location.Any maintenance issues identified can be attended to.No pets are housed at the property, unless otherwise agreed to.

Holiday Rentals

All information and directions will be emailed to you 1 week prior to date of arrival.The access code for the key safe at the property will be sent via text at 2 pm on the afternoon you are due to check-in.
All our properties are fitted with a key safe and you will be given your unique code to access the safe when you have paid in full and on your arrival day.
Check-in time is 4 pm and check out is 10 am.An earlier check in or late check out may be possible, talk to our team the day before you are due to arrive to find out if you are eligible.A late departure fee of $50 will be charged if property has not been vacated by 10:00am, unless prior arrangement has been made with us.
Yes, all properties have a”minimum two-night stay on normal weekendsminimum 3-night stay on public holidays4 nights over Easter and5 nights over Christmas/New Year.
Properties have a full linen service included in the tariff. Each property on the website will say if it is included or BYO linen.
All properties will have supplies to get you through the first night or two like toilet paper, dishwashing liquid, washing powder. Most properties also have a basic supply of tea, coffee, salt, and pepper. You will need to bring your own food and drink plus personal toiletries.
The deposit and booking service fees are non-refundable. We may be able to transfer your booking to a different date or reduce the stay at our discretion. A transfer fee will be applicable. Please refer to our Terms and Conditions for full details.
The bond is our security against any damages done to the property during your stay and any cleaning required above those laid out in the Terms and Conditions. This is refundable providing the conditions of your stay are met and not breached. We will also keep your credit card details on file for up to 14 days after the date of stay to act as the bond, should there be any issues with the way the property is left.
We have a strict no party policy. Only guests staying at the property can be present.
Yes, only the number of people stated on the property website description are permitted to stay at the property.
No tents, mattresses, caravans or more cars than the property accommodates are allowed. See our Terms and Conditions for further detail.
All our properties have an internal no smoking policy. If smoking outside, you will need to stand well clear of the windows and ensure you place all butts in the rubbish bin.
We understand that accidents do happen. Please report all accidents to our office on info@sarental.com.au as soon as possible.
Travel insurance is not compulsory, but we recommend you take out domestic insurance to cover you for medical conditions, event cancellations or other situations that may restrict your travel.
